Certificate of Occupancy/Legal Occupancy Search
A copy of the last Certificate of Occupancy of record plus a report of any plans filed after the Certificate of Occupancy was issued. If a Certificate of Occupancy was never issued, the legal use, as determined by plans filed with the Building Department and any other department which may affect the legal use, will be reported.
Housing Preservation & Development Violations Search
A search of Housing Department records for all pending violations of the New York City
Multiple Dwelling Law.
Department of Buildings Violations Search
A report showing all violations of the Local Building Code (e.g. boiler, elevator, electrical, and all construction violations).
Fire Department Violations
A report showing all violations of record with the Fire Department’s local and/or Central files.
Fuel Oil Permit Search
A search of Fire Department records for any existing Fuel Oil Permit including the permit number, capacity of the current oil tank and current status of the annual fee.
Emergency Repair Search
A search of municipal records depicting work on a specific property that the Bureau of Emergency Repair has approved to be done or has been completed. The fees for proposed or completed Work are the responsibility of the record owner and will if not paid, become a lien.
Highway Department Violation Search
A search to determine if sidewalk violations exist. We report, date of notice of violation and the number of violations.
Air Resources Violation Search
A search to determine if Department of Air Resources violations exist. This report includes the current status of fuel burning and compacting equipment.
Health Code Violation Search
A search of Mew York City or local County records for health code violations.
